Over the last few years, the Belknap County real estate market has felt anything but predictable. Rapid price increases, bidding wars, and limited inventory created an environment where speed often mattered more than strategy. But the latest six months of data suggest we’re entering a new phase — one that’s still strong, but far more balanced and thoughtful than the peak market conditions many buyers and sellers experienced.
One of the most telling indicators is the pricing gap. Right now, the average home in Belknap County is listed at approximately $838,000, while the average sold price is closer to $651,000. That difference highlights a clear trend: higher-priced inventory is taking longer to move, while homes that are priced realistically are still selling. At the same time, sellers are achieving about 97.7% of their final list price, showing that while negotiation is back, we’re not seeing deep discounts or distressed selling.
Demand remains steady but more measured. For every ten active listings, about one is currently under contract, and well-positioned homes are moving in roughly 71 days, compared to 105 days for homes still on the market. Inventory sits at 2.7 months of supply, which continues to favor sellers, but gives buyers more breathing room than in recent years. Transaction volume also remains healthy, with approximately 110 homes closing each month across the county.
The takeaway is simple: Belknap County isn’t in a buyer’s market or a seller’s market — it’s in a pricing market. Success today depends less on timing and more on strategy. Buyers benefit from greater selection and negotiating power, while sellers need to be more intentional about positioning and pricing from day one.
