**59% of all sales** from 2015–2024 happened in just **five months**: May through September.
**August–October** alone are consistently the three strongest closing months (10.5% each).
**Spring listings (May - June)** → close in the sweet spot of May–July.
**Late Summer Listings (August to Sept)** → Hit the market when frustrated buyers are actively looking.

Real-world translation for 2026
If you want to be under contract around Memorial Day and close in June/July 2026 (the heart of peak season), you should be **actively on the market no later than early May 2026** — ideally beginning the strategy process by the last week of January or first week of February.

If you have a desire to get on the market early to make sure you capture the peak amount of buyers, then getting photos of the exterior the year prior is extremely helpful.

That timing has consistently produced the highest closed volume in Carroll County for the last 11 years running.
